Should I buy?



I have an oportunity to buy a San Juan 21 with Keel trouble. I'm not sure I know what's involved in removing and replacing a keel. I haven't had a chance to get under the boat yet because it is under two feet of snow. Assuming the worst, What will I find? I am two hours from where the boat sits. It hasn't moved in a couple seasons. So any information, in the way of photos, drawings, diagrams, or what have you, I could really use. Is there access to the keel bolt from inside the boat? Is it removable? I have been told the fiberglass is damaged in that area. What's the worst case, and am I getting myself into an unfixable mess? The current owner just trailered it to the back lot and bought a new boat. Can it be that bad? The price is right, but I have to consider the amount of work involved. I want to sail this summer. The last boat I "fixed up" took me two years to get in the water. I love the way it looks in the picture he sent me, it was tied up at his mooring. So, tell me good things. I really want to make this work.
